Walls and structure
Taking out or altering a load-bearing wall needs Building Regulations approval and usually a structural engineer's calculations. Mention any walls you want moved in your first message.
Electrics and gas
New circuits and consumer unit changes are notifiable under Part P in England, and anyone doing gas work as a business must be Gas Safe registered. Ask how each part will be certified when you get your estimate.
Living in during the work
If you are staying in the house while the work is done, say so in your first message, so the job can be planned around the rooms you need most.
